Apartment Dweller's Heart Ripped from Chest by Vamp or Ghoul

This indie flick was, most likely, seen during a The Movie Channel 'Splatterday' double feature; with half my attention directed toward a work project...

What I remember: A man is chased through the city by a vampire (or ghoul or demon) and his minions; possibly due to the witnessing of a killing. He soon encounters a mysterious semi-punk/goth chick, who grudgingly provides some help (I believe she's familiar with his pursuers).

There's a scene where the man escapes from captivity. But the most memorable was that of he and the woman sneaking into his apartment building, where they are cornered and overtaken. The man is forced to his bed, whereupon the master vampire/demon rips the still-beating heart from his chest. Left for dead, he miraculously survives - and sets out to reclaim that which was taken.

I'd definitely like to give this another viewing, but all of my searches are drawing blanks...
