Boy Drowned in Bathtub Haunts House And Bounces Ball Down Stairs

It was a '70s or early '80s movie where in one scene a ball bounces down the stairs and you keep hearing a thumping nose upstairs that turns out to be a ghost boy banging on the bathtub where he drowned / was murdered.
There's also a car accident, bones found in the basement and at one point a big mirror breaks.
