Drowned Woman With Children Haunts House

I'm looking for a horror movie I saw in the beginning of the nineties but it might be older. The version I saw was a video tape recorded from TV and it didn't have the beginning credits or title so I never learned the name of the movie.

It's about a guy who for some reason needs to stay in a house outside a little village. He's trying to sell the house I think. A woman and her child drowned in a swamp, so she's tormenting the guy in his house with the sound of the drowning incident. The guy later finds out that there's a graveyard in the village and there's lots of kids buried there.

Apparently the ghost-woman is killing kids to somehow avenge her own sad end. After this it gets worse for the guy and it's very scary.

In the end he burns the house but then the ghost kills him by appearing before him while he's rowing a boat on a lake and drops a tree trunk on him.

It's mostly psychological, no gore. very scary. would love to see it again. thnx!!
