Ghost Puts Ear To Wall To Listen

A film came out between 2002 and 2007 where one of the main characters puts his ear to the wall to listen for something. The camera then pans to the other side of the wall and we see a ghost or spirit listening as well.
In another scene, the ghost is seen on the roof of a building and when the main characters see it, they turn around and run and the ghost flys down off the roof after them.
I need help with what the title of the movie is.
