Guy Tied To Tree Naked Before Getting Killed by Slasher

I am trying desparately to remember the name of a 1984 or 1985 horror movie about a bunch of murders happening on a college campus.

Early scenes show two roommates - one pretty and popular and the other more of a plain-Jane. The pretty girl gets killed straight away. The plain-Jane has a boyfriend who in one scene is tied naked to a tree outside and thinks he is about to have sex but ends up slashed.

I cannot think of the name of this movie but for some reason 'Silent Screams' or 'Night Screams' keeps coming to mind, although IMDB descriptions don't match.
