Haunted House Film Set in 1800's Where Tree Crashes on Row Boat

I'm looking for the title of a horror film set in the 1800's where a man has to go to a remote house to sort out paperwork etc, and it turns out the house is haunted.

I remember this horrible woman hoovering over his bed. And at the end he and his family are on a rowing boat, when a tree crashes on them. I also remember horse and carts.

Any thoughts?
