Killer Building and Marbles in '80s Film

I saw this late '80s or early '90s film where a man and woman (perhaps more characters?) are in some type of big building (apartment, office, high rise, etc.) and I distinctly remember these things:

A bunch of iridescent marbles are thrown out a window or air vent by a woman to alert a person/people in the parking lot that people in the building are in danger.

Someone gets either boiled or microwaved in the building - I remember peeled back/boiled/burned looking skin and big swollen black eyes === a pretty neat effect.

For some reason I have the impression that the building or being in the building is jealous of the woman and in love with the man.

I also had the feeling that the marbles the woman uses to try and alert people were meant to be used for an office or party type game and were hidden in couch cushions at some point.

I've done lots of research trying to find out what this film is and the only suggestion I've gotten is Dark Tower (1989) but I cannot find a full plot synopsis anywhere online to determine whether or not this is indeed the movie I'm remembering.
