Man Who Studies Art of Murder Has Party and Kills Guests

I watched a movie a while back where an intelligent man studies the art of killing. He follows his professor's teachings so much that he hosts a party for his friend who is returning from somewhere, with the plan to murder all his guests.
In the end, the killer dies because he falls off a roof and hits a car's top dramatically. During each killing he has the music really loud so no one hears each one. He kills two elderly people by shooting them with a nail gun in the hallway of his building. His demeanor is REALLY calm and cool. He enjoys each of his killings.
The movie is great. What is it?
