Unkown Title of a Haunted House Movie

I remember seeing a movie about 13 years ago; here's what I remember:
Everyone who is killed in this house is trapped in the house as a ghost.

Some friends decide to go into the house to kill the old woman that haunts it. They prepare some makeshift weapons before going. A runt-of-the-pack friend is given a saw blade attached to a handle, he was unhappy with that.

The first guy (Zeke, I think) tries to go into the house by climbing a ladder and to get to a window. The old woman cuts off his fingers with a machete as he holds onto the sill. I think instead of blood, green ooze comes from his fingers, but I don't know. He falls on his back in the lawn, and the old woman throws a metal rod through his stomach.

After the others make it into the house they are killed off. One guy tries to escape the house by climbing out of a window. The window starts to repeatedly slam on his torso, spilling his guts. He's seen later walking in a hallway with his guts hanging out, smoking a cigarette I think. The ghosts pretty much accepted their situation.

The guy with the saw blade encounters the old lady in a room with a big, red rug. She pins him to the floor by driving scissors through his hands.

Later, a girl in the house along with a friend notices the holes in the floor where the guy had been pinned. "Somebody was pinned down here!" she said.

The guy that had the rod thrown through his chest shows up by a set of stairs. He's wearing a hat and tells the person who sees him, in a very casual manner, that there is no way out or something like that. I cannot remember any more; I was like eight.

What is the title of this movie!?!
