Woman Reads Book About Killer As Killings Happen in Real Life

I'm looking for the title of a '70s or '80s movie where a woman has a cop boyfriend who works nights and she works at a book store.
She takes home a book about a monster/killer, and as she gets into reading it she sees a person's shadow across the street from her apartment and he seems to be playing a piano.
Another time she' reading, the same killer-monster kills someone under a street light. She gets so engrossed in the book that she has a pot of tea on the stove that whistles and scares her.
At one point she calls her cop boyfriend to ask him when he's coming home, and I believe there turns out to be a monster in the attic.
